Job description:
The Assisted Housing Specialist maintains the rental assistance caseload, responds to inquiries regarding rental assistance, conducts HUD inspections and site inspections, interviews, screens and monitors Section 8 and Public Housing applicants and recipients for the program. Maintains files, mediates disputes, creates and maintains computer records and generates reports in accordance with LHA standards and HUD regulations, policies and procedures. Essential Functions include: Maintains rental assistance caseload in accordance with LHA standards and HUD regulations, policies and procedures. Responds to inquiries about Lakewood Housing Authority rental assistance programs. Conducts HUD Housing Quality Standards Inspections and site inspections. Conducts interviews; screens and monitors Section 8 and Public Housing applicants and recipients for program compliance; performs annual and interim recertifications; calculates rents; determines eligibility; determines rent reasonableness; conducts background checks; ensures lease compliance and collects rents and other payments. Maintains knowledge of Federal regulations regarding Section 8 Housing Choice Voucher and Public Housing Program. Creates and maintains computerized records on database and generates reports in accordance with LHA standards and HUD regulations, policies and procedures. Maintains paper files on clients and applicants. Mediates disputes between landlords and tenants. Investigates and evaluates general complaints from tenants, neighbors and the general public and takes appropriate corrective measures.
Conducts hearings and process terminations or evictions in accordance with applicable laws and regulations.
Negotiates rental rates, and reviews leases and Housing Assistance Payment Contracts with landlords; prepares leases and process housing assistance payments. Performs public relations work to promote rental assistance programs and encourage landlord participation. Performs other duties as assigned.

Job Requirements


Education, training, experience:
The Housing Authority seeks an Assisted Housing Specialist with a High school diploma or equivalent, although a college degree is preferred. Candidate must have One-two years experience in Housing, Property Management, Tax Credit or housing related field, computer experience (MS Word, spreadsheets and databases), and MWHS prefers prior experience working with individuals in critical situations. Bi-lingual in English and Spanish or Vietnamese highly desired. Valid Colorado Driver’s License and good driving record is required. Background check required.
